The General Manager presented the following report as to the action taken in regard to the purchase of premises No 176 Alcester Road, Moseley Village:
Premises at Moseley.
During the Vacation an opportunity arose of securing premises at No 176 Alcester Road, Moseley Village, and the Chairman of the General Committee gave instructions for Mr Wilde to negotiate for purchase. Mr Wilde has been successful in negotiating the purchase for the sum of £1,075. The premises are leasehold with an unexpired period of 53 years, and subject to a ground rent of £8. 6. 8d per annum. They comprise a retail shop and dwelling house with a frontage to Alcester Road of 17ft 3ins, and can be adapted so as to give a depth of 28ft. There are three bedrooms and bathroom on the first floor, and two bedrooms on the second floor. At the rear there is a timber erected shed, and shop fittings are included in the purchase price, although there will be little value in these. There is a separate approach to the rear of the premises by means of a party passage from Alcester Road, and electric light is installed throughout the premises. The property was valued at the sum of £1050 with vacant possession, which will be given on completion of purchase.
The Committee are asked to approve of the Chairman's action in authorising the purchase.
2447 RESOLVED:- That the City Council be asked to approve the purchase of the freehold
property No 176 Alcester Road, Moseley Village, at the sum of £1,075; that the Chairman's Action in authorising negotiations to be
carried out for the purchase be confirmed, and that the Town Clerk be instructed to enter into any necessary documents to affix the
Corporate Seal thereto.

PURCHASE OF PREMISES AT MOSELEY.
For some time past your Committee have been desirous of providing a Branch Bank for the district of Moseley, but have not until recently had an opportunity of obtaining premises or a site in a suitable position. They have now, however, been able to secure property which is situated in a prominent part of Moseley Village, and which can be suitable adapted for the purposes of the Bank.
The property in question, which comprises the retail shop and dwelling-house, No 176, Alcester Road, is leasehold with 53 years unexpired, and is subject to a ground rent of £8. 6s. 8d. per annum. The situation of the premises is indicated by pink colouring on Plan "B" attached to this report.
The purchase price agreed upon for the property, which will be bought with vacant possession, is £1,075, and your Committee are professionally advised that the terms are reasonable.
The approval of the Council is asked to the purchase, the cost of which will be defrayed out of the funds of the Bank.
It was moved by the Lord Mayor, seconded by Mr Councilors Bishop,
and:
Resolved 27,875. That the proposed purchase of the leasehold property, 176 Alcester Road, at the price of £1,075, such property
being required for the purposes of a Municipal bank, be approved and confirmed, the cost being defrayed from the funds of the Bank.

As instructed, I have completed the purchase from The Growers' Distributing Co Ltd of the leasehold property, No 176, Alcester Road, Moseley, (with the fixtures and fittings therein), which is held for a term of 99 years, less 5 days, from the 25th December, 1880, at a ground rent of £8. 6. 8. per annum; and I have made the following payments:

Adaption of Premises - Alcester Road.
Tenders have been received and considered for the conversion of the premises at 176 Alcester Road, Moseley for the purposes
of a Branch. Your Sub-Committee recommend that the lowest tender received, namely that of Mr George Mobbs, at the sum of £1,827 be
accepted for the carrying out of the work, and that the Town Clerk be instructed to prepare the necessary contract and to affix the
Corporate Seal thereto.
Bank Committee: February 21st 1927
With reference to the foregoing report relating to tenders for the construction of Bank premises at 176, Alcester Road, the Chairman of the Bank Committee announced that the tenderers had been approached on the question of a reduction in the time for the completion of the works, and Mr George Mobbs had agreed to carry out the alterations at Alcester Road, Moseley, within five months.
2100 RESOLVED:- That the tender of Mr George Mobbs
at the sum of £1,827 for alterations to premises at 176, Alcester Road, Moseley, be accepted on the understanding that the work will
be completed within a period of five months, and that the Town Clerk be instructed to prepare the necessary contract and to affix
the Corporate Seal thereto.

Your Sub-Committee report
that they have approved of sureties in lieu of deposits in respect of the contracts for alterations to premises in Alcester Road,
Moseley, and the erection of a new bank at Hall Green.

Land Tax on premises, 176 Alcester Road.
A charge has been levied in respect of land tax on this property, and your Sub-Committee recommend that the
Town Clerk be instructed to take the necessary steps to redeem the tax, as in the case of the Selly Oak premises.

2730 RESOLVED:- That the Town Clerk be instructed to take the necessary steps to redeem the Land Tax payable in respect of premises No 176 Alcester Road.

Purchase of Premises at Moseley.
As authorised by the General Purposes Sub-Committee, Mr Frank Wilde has succeeded in purchasing the premises, comprising shop and dwelling house, at 173 Alcester Road, Moseley, adjoining our present Bank, for the sum of £1,250.
The property is subject to the same lease as the present Bank premises, viz 52 years unexpired, with a ground rent of £8. 6. 8d.
The premises are leased to Messrs Harris and Son, their lease expiring in 1935, and a rental of £63, rising to £73 in June next year, is payable.
It is understood that the original lease, which was granted by the vendor (Mrs Farren) provided for her renting the dwelling accommodation on payment of 5/-d per week, but such dwelling accommodation is void at the present time.

Redemption of Land Tax.
176 Alcester Road.
I have to report that the proceedings in connection with the redemption
of the Land Tax of 4/10d. on the above premises have been completed. For redemption purposes the tax was assessed at 3/7½d, in respect
of which the consideration money amounted to £4. 10. 8. This has been paid, and the Contract received. This premises are exonerated
as from 29th Sept, last.

PURCHASE OF PREMISES AT MOSELEY
In October 1926, the Council approved the purchase of the leasehold shop and dwelling house, No 176, Alcester Road, and subsequently the necessary alterations were carried out thereto, followed by the opening of the Moseley Branch on the 10th September, 1927.
At the time, your Committee were anxious to acquire the adjoining premises, No 174, Alcester Road, consisting of a shop and dwelling house, as it was realised that the accommodation afforded by No 176 Alcester Road, while meeting immediate requirements, would not be sufficient to meet the future needs of the Bank; but the property was not then for sale. The property in question, No 174, Alcester Road has, however, now been offered to the Bank, and as a result of negotiations it has been agreed to purchase the same at the sum of £1,250 which your Committee are professionally advised is a reasonable figure. They feel that advantage should now be taken of the opportunity presented of securing adequate accommodation.
As in the previous purchase, the premises are leasehold with 52 years unexpired, and subject to a ground rent of £8. 6s. 8d. per annum. The shop portion is let on lease expiring in 1935 at an annual rental of £63 rising to £73 in June of next year.
The approval of the Council is sought to the purchase, which will be met out of the funds of the Bank.
It was moved by Alderman Sir Percival Bower, seconded by Mr Councillor Parkes, and
Resolved: 28,427. That the proposal of the Bank Committee to purchase the premises, 174, Alcester Road, at the sum of £1,250, such premises being required for Bank purposes, be approved and confirmed, the purchase money to be defrayed from the funds of the Bank.

The General Manager reported that as a result of negotiations entered into by Mr Frank Wilde, it would be possible to acquire the outstanding leasehold interest in the premises at 174, Alcester Road, Moseley for the sum of £150.

and that the Town Clerk be instructed to enter into any necessary documents, affixing the Corporate Seal thereto.

I have to report that I have completed the purchase from Mrs Fanny Elizabeth Farren at a price of
£1,250 of the above premises which are held on Underleases for the term of ninety-nine years, less five days, from the 25th December
1880 at the yearly rent of £8. 6. 8d. The premises are purchased subject to an existing Lease for a term of fourteen years from the
24th June 1921 at the yearly rent of £53 for the first two years, £63 for the next five years and £73 for the last seven years, and
subject also to an Agreement whereby the Corporation have the tenancy of the dwellinghouse portion of the premises at a rental of
5/- per week. I have in addition to the purchase money paid the stamp duty on the Assignment amounting to £12. 10. 0.

Flat - 174 Alcester Road, Moseley.
Your Sub-Committee report that as possession of
the flat at No 174 Alcester Road has been obtained and vacant possession of the shop will now be given, it is desirable to merge the
same into the existing bank premises. They have accordingly directed that a scheme should be prepared for their consideration and
ultimately they will submit a recommendation in the matter.

On Minute No 1266 (174, Alcester Road, Moseley) the General Manager submitted a plan prepared by Mr Evans showing the extension of the branch consequent on the inclusion of the shop which had recently been secured.
1279 RESOLVED:- That the plan be approved, and that
the General Manager be instructed to invite tenders for the carrying out of the work.
